Fjord Drive Slide Repair Project

The Fjord Drive Project is complete with the exception of a few outstanding construction items.  Fjord Drive is now open to all traffic.

Edward Rose Master Plan: The Facts

  • The 55 acre site was annexed 26 years ago, zoned multi-family residential since 1994.  Zoned capacity 10 units/acre or 550 units without a Master Plan.  The Master Plan provides design guidelines and flexibility.  The City of Poulsbo negotiated higher attractive buildings with pitched roofs, a smaller footprint and more open space.
  • 60% of the site will be kept in open space, buffers and parks, including a nearly 5 acre central park. Critical areas on the site
    are protected. The project‘s roads and buildings are set back over 400’ from the main fork of Dogfish creek. Extensive low impact storm water treatment will be used including rain gardens and pervious pavement. The is the Greenest large project planned in the region.
  • The Master Plan will include a mixed use neighborhood with a village center; retail, transit, community center, pool, and parks. The pedestrian oriented design includes trails, bike routes and a shared use path which will connect to Viking.
  • The Development agreement provides $250,000 to improve Dogfish creek and $250,000 to provide off site bike and pedestrian connections. It is a phased development that will occur over many years.
  • The project is dense; 540 units of housing, 160 units of senior housing. If this project had been built as 1 acre single residential homes, this project would have been spread over ten times the area with expensive infrastructure improvements and increased traffic.
  • Commercial areas like Viking are not zoned multi‐family. The City of Poulsbo does not tell citizens which property to buy. Property owners have the right to build within our zoning and regulations.
  • The City of Poulsbo received the 2011 Governor’s Smart Vision award and PSRC’s 2010 Vision 2040 award for Comprehensive Planning. Our Comprehensive Plan calls for a variety of housing choices for our Citizens. This project is an affirmation of our Comprehensive Plan.
